Overview

Inverness is a Cook County village of large lots, cul-de-sacs, and the four silos that mark Village Hall at 1400 Baldwin Road. It sits between Palatine and Barrington. There is no Metra downtown and almost no rental housing. The 2020 Census counted 7,616 people; Census QuickFacts’ July 1, 2024 estimate is 7,428. The eastern half lies in Palatine Township. The western half lies in Barrington Township. That split decides schools, libraries, and which fire district shows up.

Which school levy lands on the PIN depends on the township line — District 15 and Township High School District 211 on the Palatine Township side, often Barrington 220 on the Barrington Township side. Confirm the parcel on the Cook County Treasurer site. With a median owner-occupied value of $715,600, the dollar bill is large even when the rate looks familiar.

Commute

Mean travel time is 26.1 minutes (ACS 2020–2024). There is no Metra station in the village. People drive to Palatine or Barrington on the UP-NW (station finder). Baldwin Road, Palatine Road, Ela Road, and Barrington Road are the local spines. Almost everyone owns a car: owner occupancy is 98.2 percent.

The village says three districts serve addresses here. East of the township line, Community Consolidated School District 15 and Township High School District 211 — often Fremd — are the usual map. Why people move here

Quiet streets, space, and a short drive to Palatine’s train or Barrington’s downtown. You will drive for coffee, the grocery, and the platform. School shopping is a township problem, not a vibe. Come at rush hour on Palatine Road before you decide the cut-through traffic is fine.
